Very conveniently location. I purchased here because of its vicinity to work. The King subway station is a short walk away. This condo has been very well maintained when considering its age. Most suites here have a very nice open floor plan with large windows. The advantage here is that maintenance fees have been kept low compared to other condos in the area. The amenities featured are roof top garden with stunning views, Whirl pool hot tub, Sauna, Gym, Party Room, Bike Locker, Guest Suites! along with lots of visitor parking. I enjoy all that King St. E. has to offer from its great shops; pubs and restaurants. GREAT place to live!

I've lived here since 2007 and have had a great experience in this building. The Board of Directors have done a fabulous job with the reserve fund and annual budgets, and we've had excellent Property Managers for all but a few months last year - a situation that has since been rectified. The concierge team is helpful and efficient. The finishes are average or better and many of us have upgraded or updated these - I admit I was not a fan of my popcorn ceiling and now have smooth ceilings. Because the building is approaching 10 yrs old many of us will be replacing countertops, getting rid of bedroom carpets etc, so it's important to check out pictures of specific units before broadly judging the finishes, as the writer who had friends living here did. The great thing about a midrise building is that there is a friendly sense of community if you have lived here for a while, that you will never find in a 30+ story glass tower. The building reflects the city's diversity of backgrounds and ages although 30-40 something professionals predominate. It's a mature population so you don't have to worry about being awakened by drunken club goers at 2am very often. The roof deck is a great place to connect with new people and has truly spectacular views of the lake and city.

I've lived in this building since it opened in 2005 and have had a very positive experience. Early days had their rough spots, but no different than any other new condo. Building management (now Brookfield) has improved and the facilities have held up over time. The security team onsite now are very helpful. The finishes are not spectacular but comparable to other condos of its generation/price range (I've lived in 3 others). The hallway carpeting was replaced last year and the marble in the lobby and elevators was replaced a few years ago. The units here are very soundproof, even after many owners have replaced their carpeting with hardwood floors. Unfortunately, the review on this page from someone who has only had friends living here is no different than reviewing a restaurant based on someone else's opinion of the food and service.

I would definitely not recommend this condo. I have a few friends who live and have lived in this building and all of them have negative things to say about the management and the quality of the construction/finishes. The only positives are that it's in a good location and that they incorporated the existing heritage building.
