Terrible management

One of the worst condo managements downtown with rules that make it feel like you're living in a middle east dictatorship. If you can live with that, the units themselves are on the larger size and the location is as central as it gets.

Going Down Hill

Owners: Keep the rate competitive and be selective in your tenants. Over the years, it seems less desirables are moving in more than ever now; and when they do, they stay for few months and move. They are not going to keep your investment in good condition. It used to be a professional, clean building. Now, the renters are dirty looking and wearing slippers, habits brought over from their country.

Purchased the unit for 1 year

Pros: 1. Direct access to TTC shop 2. Great amenities 3. Location 4. Friendly management 5. Collage park reopened Cons: Elevator sometimes breakdown, but it’s a common issue for most of the condo!

Starbucks in the building...

Not the newest condominium but it is well maintained. Since I work nearby, I find the location really convenient - walking distance to work. Less than 10 minutes walk to the Eaton Centre. I really enjoy the fact that there is a Starbucks on the ground level - easy to get a quick breakfast in the morning.

Best location!

...LOCATION LOCATION LOCATION. You cannot find a better location! Truly in the heart of the downtown. You have direct underground access to the subway and all the shops at College Park including two grocery stores one of which is 24 hours. Walking distance to the Eaton Centre and Yorkville and every kind of cuisine on Yonge and surrounding area. This building is ideal for anyone who works in the financial sector or at any of the hospitals near by which are minutes away. The building has all the amenities you could ever want including a large gym, pool, sauna, hot tub, meeting room, party room, public computers, theatre, virtual golf, ping pong room. The only downside is they do not have a BBQ (at least when I last lived there ). The building has a ton of parking for residents but no parking for visitors but there is a large public parking garage connected to the building and street parking near by. The staff at the building are very friendly and helpful and the building is kept spotless. I would move back to this building in a heart beat...

Issue with heating, elevators

Pros: clean and well-maintained (except for elevators, see below), nice, high-end finishes inside units, courteous staff, gym, and pool are above average. Location: Right next to a sobeys, metro and LCBO, and connected to the subway. Decent condo fees Cons: building's central heating system is too hot. We don't even turn our unit heating on all winter. It's -5C outside but +30-35C inside, even with the windows open. Sometimes its so hot its hard to sleep. Forget ever wearing any sweaters or sweats inside. Even our guests complain. Asked the management and they said they couldn't do anything (apparently the heating doesn't have a thermostat, it's just ON or OFF) - The elevators and in a constant state of disrepair. There's usually at least 1 broken, and 1 reserved for moving, which leaves 3/5 available. Today, 3 were broken and only 1 on each side was available. Ended up taking the stairs for 20 storeys after a half hour wait. This is becoming a regular issue. There is no BBQ

I've enjoyed living here

Since 2007 I have enjoyed living here. Amenities, Units & Neighbours are a delight. Convenient underground direct subway connection from Level P1 to College subway, 24 hours Metro Supermarket Shopping and Restaurants. The entire building and services are very well maintained. Every day I have the option of using the common area garden, sundeck, computer room, boardroom, movie room, billiards. ping-pong, virtual golf, gym, yoga, swimming pool, jacuzzi, sauna, fireplace lounge, guest suites, 24-hour concierge services and more. I choose this building because of the location and the builders excellent reputation. Underground parking also features two exits, one on Bay and the other on Gerrard.
