Great boutique building by the lake. With a newer management company past issues are being resolved quickly. Well kept building with friendly efficient security. Very pet friendly building close to everything. Would recommend!

Bob runs a tight ship during the day that is making this place so much better. New building management. I am in one of the townhouses and rarely hear my neighbour - separate entrance so I don't deal with building too much. Lakeshore trail just got some upgrades and is so close - great for the summer!

A bit of a rough road when the building was first set up but it seems to have found its groove. Security was increased, cleaning now on the regular, garbage increased. Is it perfect? No. But its a good building with great access to the lakeshore and trails.

This is the worst condo that I have ever lived in. The underground parking spaces are VERY small. Looks like they designed the spaces for mini smart cars. Many of the residents have damages to their vehicles because of the tight parking spaces. We have had constant locker and apartment break ins and management has yet to do anything to remedy this major issue. There is no concierge in the the lobby either. The grounds outside the building are disgusting because of dirty dog owners that don't pick up after their dog does its business. The suites have very little to no sound proofing as I can hear my neighbors constant fighting and children crying into the morning. I am looking to move out ASAP.

Although location is close to parks, just outside of downtown and can have spectacular views (if your unit faces the lake), the condo building has many internal problems. The structures of the individual units are made cheaply, breaking easily and allowing sound to travel very well. Walls, doors and windows are subject to regular malfunction and holes. As well, walls are thin. I live at the end of a wing of the building with elevators in the middle of the wing and I can hear when the elevators arrive and when people move throughout the building. The building is pet friendly and many people who live here have poorly trained and/or loud dogs. The management team is too cheap to hire security for 24 hours, so they only hire security and concierge during office hours (9:00 am - 5:00 pm daily). Something that would seem obligatory in a building is neglected - it's obvious that the safety of condo residents is not of primary concern. The building's amenities (gym, dining area and rooftop patio) have been under construction for over 1 year. Apparently, the builders are 'legally' allowed to delay construction, although residents are still responsible for paying full condo fees for amenities they can't use. The parking is so tight that I've scratched both of my vehicles while driving in and out of the underground parking. It's difficult to manoeveur, and when I did a 'bad parking job' one day I came back to my car with a flat tire. Thanks 11 Superior. Overall, the highest compliment that I can give the building is that it's structurally sound. For all of the disturbance the building of this condo has given the u community, I have been highly disappointed with this living arrangement and would not recommend this building as a residency for my friends and family.

This is one of the worst experiences I have ever had in a condo. Not only have the amenities been 2 years overdue, but when they actually were built they are terrible! We are renting and leaving ASAP as there have been TWO robberies in the building in the past two months and still security and the management have done nothing to make anyone feel any safer. On top of that, the management and board are complete crooks. Recently I rented out the shared space, and our security deposit was taken from us after there were no damages!! After consulting with the board and property management, they lacked all ethical substance and did not tell us which rules we broke. They took our $500.00 and now we have to take them to small claims court. This is a nightmare of a condo and I would seriously advise anyone who is considering to live here to go somewhere else.
