1. Area - First reported by the Toronto Star in 2016, it is no secret that Little Portugal and West Queen West has been experienced major gentrification with new developments, infrastructure, and tons of retail. Pre-Construction Condos (1181 Queen St West) are selling for $920-$1007 per square foot and the average price currently in LP is $830/square foot. There are only a few pocket communities within the downtown core and Little Portugal is at the top of the list.
2. Smart Track Station is coming to 99 Subdury St. Check out SmartTrack Toronto for Station Plans. This new station has passed city council and Metrolinx approval and will be able to take travelers down to the Yonge St Station within 4-8 minutes. The station will have 2 overpasses connecting LP to Liberty Village. This is a game changer for The LP area.
3. 150 Sudbury St. has had minimal to no reported issues within recent years and elevators mechanisms have been upgraded. Based on client visits the units have good water pressure and the hydro efficiency is cost effective. The units are also quite spacious in comparison to new builds that are coming into the market, affordable spacious 1+dens and 2bdrms are becoming increasingly rare. You will find that the building is well funded and has attractable maintenance fees in relation to other condos within the CO1 MLS district. The Management company is well experienced and also manages buildings such as the Thompson Residences, 101 Peter St, Karma Condos, Exhibit Residences and the Regency Yorkville to name a few others within the downtown.
4. People are putting aside a few aesthetic mishaps that occurred in a few units during the con phase as they have since been upgraded. Based on recent sales in late 2017 & 2018 units at 150 Sudbury have sold between $700-$848 per Square ft. The rental price for the units is on par with Current Toronto Rates. If you can pick up a unit in this building for anywhere from $750-$825 per square feet, you will see these units reach $900 in the coming years.
