Over the past number of years I have lived in most areas in the downtown core and I must say that the Queens West vibe here in Little Portugal is hands down the best community pocket in downtown TO. In comparing my previous Loft to others, I can take a quick stroll to the bustling hub of Queen St, yet when I step into my unit it’s bliss. So peaceful. It’s also nice to know that if I throw a little soirée once in a while or have a Baijiu and sports night that my neighbours aren’t able to hear a thing and visa versa. Units are classy, building and management are top-notch. When I see them, which is a rarity, my neighbours are mostly young families, young couples and single professionals. Great vibes all around. In a long term love relationship with this Spot.

No security, thefts happen

I ordered something via Amazon and it was dropped off at my condo unit's entrance door (with picture proof). When I come back from work, the package was missing. I asked the building management for security footage and they said they'll only allow it once the police launch a theft investigation. When I asked about potential secure storage space in the mailroom or concierge they said they won't allow any for Amazon, and that I should only do delivery orders here at my own risk, and if it gets stolen again, go through the usual process of filing a police report and waiting for them to take action. I have lived in sketchier areas but never had anything stolen from me before. This is extremely disappointing considering the promises they made when I was signing the lease.

Queen West Lifestyle

I bought as a 2brm unit a few months back and I have been loving it ever since. I looked for 6 months all over the downtown before I was able to land a spot here on the west end. I feel like I’ve stepped into 3/4 of the condos within the downtown from Dufferin to Yonge, corktown, regent park etc. during that time lol. That’ll being said, for me it came down to area, living space, maintenance fee, status certificate, transit score, and of course $/sqft. In regards to area, I did feel the sense of community here on the west end yet it only takes me about 15min to the core. I personally wanted to be just far enough yet close enough to Bay st while still getting to trees and the parks. I do feel Quite safe here within the neighbourhood, and the Community has a Facebook Group “Friends of Lisgar Park” to discuss events, developments, safety, community groups, yoga, spin groups etc. People who live here seem to really care about this queens west community. It’s a vibrant one to say the least.

West Queen West

I have lived here for the past 5 years and plan on spending 5 more! My 1+ den condo has been wonderful. Highly recommend the area for those who are looking to move to the six. The West End of the downtown core Is 100x better then the East End, especially if your searching for a sense of community.

The truth about 150 Sudbury St Lofts is that this building is going to see substantial increases in value over the next 1-5 years and here is why. This review is based on unit owner experience and recent history of the building and the area.

1. Area - First reported by the Toronto Star in 2016, it is no secret that Little Portugal and West Queen West has been experienced major gentrification with new developments, infrastructure, and tons of retail. Pre-Construction Condos (1181 Queen St West) are selling for $920-$1007 per square foot and the average price currently in LP is $830/square foot. There are only a few pocket communities within the downtown core and Little Portugal is at the top of the list.

2. Smart Track Station is coming to 99 Subdury St. Check out SmartTrack Toronto for Station Plans. This new station has passed city council and Metrolinx approval and will be able to take travelers down to the Yonge St Station within 4-8 minutes. The station will have 2 overpasses connecting LP to Liberty Village. This is a game changer for The LP area.

3. 150 Sudbury St. has had minimal to no reported issues within recent years and elevators mechanisms have been upgraded. Based on client visits the units have good water pressure and the hydro efficiency is cost effective. The units are also quite spacious in comparison to new builds that are coming into the market, affordable spacious 1+dens and 2bdrms are becoming increasingly rare. You will find that the building is well funded and has attractable maintenance fees in relation to other condos within the CO1 MLS district. The Management company is well experienced and also manages buildings such as the Thompson Residences, 101 Peter St, Karma Condos, Exhibit Residences and the Regency Yorkville to name a few others within the downtown.

4. People are putting aside a few aesthetic mishaps that occurred in a few units during the con phase as they have since been upgraded. Based on recent sales in late 2017 & 2018 units at 150 Sudbury have sold between $700-$848 per Square ft. The rental price for the units is on par with Current Toronto Rates. If you can pick up a unit in this building for anywhere from $750-$825 per square feet, you will see these units reach $900 in the coming years.

Hello all, My experience at Westside gallery lofts has been quite positive. I have visited the building on numerous occasions to attend social gatherings, and visit friends. In my experience, the units are majority occupied by owners. The average age is from 28-45. The building is surprisingly quite quiet, this is mainly due to the well insulated concrete walls and ceilings which many condos downtown don’t have. I think the area is obviously super hip as do most, and will soon hold a SmartTrack station, which will be built at 99 Sudbury.

A great condo @ Queen St West

I have been living here for less than one year but enjoying it so far. The neighbourhood has a lot to offer – The Drake hotel, Nuit Social, Gladstone and a plenty of other bars and restaurants are located on the Queen Street West. You should like though Queen Street’s vibe. Also, Trinity Bellwood park is about 15 min walk away. The condo is relatively new and very well maintained. Units have typical industrial look with concrete walls - again not everybody’s thing but I like it. Amenities are ok – with gym and pool, comparable to other condominiums. Getting to the downtown can be a bit of pain in the rush hour – street cars both on King and Queen are not the fastest ones. Overall though, I’d recommend this condominium.

Perfect building and location

Love living here. A building is nice, units are a little artistic feeling with large windows, exposed ductwork, and tall ceilings. Property Manager is excellent. Building clean and people friendly. The location is great. I am happy to have purchased here.
