I have lived in this building since late 2017. Location is perfect- close to dog park, runs along the waterfront, and downtown. Building Management is on top of everything, and they have a good concept of the age of the building they are managing. Fees are high, but include hyrdo, and are good for the age of the building. Walls are solid, you don't hear neighbours. Units have beautiful solarium rooms instead of private balconys (extra space in my opinion) . There's an awesome rooftop patio that could use more furniture, and sound barriers from the AC vents, but i am up there almost every day.

Large floor plans for condos and great value. Very happening neighbourhood, lots of restaurants, close to lush parks and Fort York. Amenities well maintained (gym, rooftop gardens/bbqs, hot tub, tennis courts, party room) and never too busy to get access to. Management keeps up well with ongoing maintenance, cleaning, etc. Concierge are always pleasant and personable. Great building!

Very happening neighborhood

Good building for younger people. Very close to everything; only steps away from King St. And Bathurst St. Tons of restaurants and shops around. I enjoy our rooftop garden with hot tub and running track, gym, tennis court and a party room. The sauna and steam room has been recently renovated a year ago. There is a little bit of street noise in my unit as I am in a lower floor but i have gotten used to it now. all in all, great location and nice place to live.

Excellent value, great location. This building is over 20 years old but well maintained and well managed. cheap parking (if your condo doesn't already come with it) and all inclusive.

Big Bucks

This is a good building to get your foot into the popular King West neighbourhood without spending the big bucks on a new condo. It is a 20 year old building and looking dated, but it looks to be well maintained and has a host of amenities. The units themselves are typical of apartments of that era. Low 8' popcorn ceilings, no balconies, but decent sized rooms. Almost every unit comes with a parking spot and there is plenty of guest parking. Because of its age many of the units has been remodeled or renovated, but be cautious of some of these renovated units as many were done for resale or flips in this hot market and the quality and taste levels are questionable. Avoid units near the northwest corner of the building as the ground floor pub has a large wraparound patio which gets pretty noisy at night. There is retail on the ground floor, but the landlord of these retail units has been difficult and significantly increasing rents, so there has been quite a bit of turnover of these retail tenants. The biggest concern of this building is that Condo Board and Management has been extremely unstable, with the building going through five different property management companies in the last few years and with a Board that is not very transparent nor accessible. Their property management company along with their security and concierge staff was just recently fired which created a lot of confusion, disorganization and inconvenience to its residents. Condo fees are also on the high side and has been increasing, however having the lowest prices per square foot in King West would offset the high maintenance fees.

Building is taken care of quite well and doesn't show its age as much as other buildings do. If this building had patios it would be a great building to live in.

Aged surprisingly well!

This was my first condo back in the late '90's and it's aged surprisingly well. Hallways and the lobby were recently renovated and they are great value condos for King West. This building was built back when builders still sold parking with one bedroom units, so if you're looking for an affordable 1 bedroom condo with parking, this is definitely a building to consider. Some units have 15-year old kitchens and some have been nicely renovated. None of the condos have balconies, but there is a nice common rooftop garden with BBQ's and a hot tub. There's also a concierge. Of course there are newer condos out there, but you can't beat the location and price.
