I have been living here for the last 7 months. The condo comes with some pros and cons but overall I would recommend it. PROS: 1) close to the downtown and Queen street with TTC access – you do not really a car if you work in the downtown or want to go out; 2) Nice Don’s views – I personally enjoy a river view in a centre of a city; 3) the condo is very new and has modern amenities including a pool. CONS: 1) Tons of young people who often are quite loud; 2) Some typical maintenance issues e.g. elevator problems that are not resolved quickly. But, I guess, living in any condo in the Toronto down comes with those “benefits”…

Things that bug me

I am a renter at one of the Jr 1 Bedroom units in Phase 1, young professional, male.

The BAD: 1. Washer Dryer Combo is horrible. It may be energy efficient but you will need a drying rack to dry your clothes, and they come out wrinkled - good luck. And with a less than 500 sq foot condo, where the hell are you going to put your drying rack??. Not practical.

2. Upper Cabinets are a way to high and deep - I'm 6 foot and I can barely reach the back of the upper cabinets, not very practical.

3. Lower cabinets do not allow any space for a conventional garbage can. There are no doors that open, only drawers, so, therefore, they are not tall enough to accompany a garbage can, I have to tie a bag to a handle on the outside in front of the sink - again, unpractical. Good from far but FAR FROM GOOD.

4. The soundproofing is HORRIBLE. My neighbor and I have a shared wall that CLEARLY is not concrete (umm, you can tell when you bang on it and hear each other between the wall) as we can hear everything, it's horrible. What happens if there is a fire? We are both doomed. On the other side, above and below no complaints. Did they forget to build a wall, or a cost cutting measure to make more money? Ambitiously designed

Beautiful and ambitiously designed building with nice unit layouts, however, conforming to Leeds building standards has a negative impact on functional and practical living. There is no outside venting for ovens and combination washer / dryer. This means exhaust from cooking and humidity from dryer remains in the apartment. This will lead to worse indoor air quality for inhabitants. Combination washer / dryer means washing small loads almost every day, an inconvenience that outweighs any neglible benefit to green energy. Poor choices by builder and their advisors which should make people think twice about living and buying here.

Excellent architecture

I have visited this building many times. Keep in mind that the building is still under construction so the issues I have with could possibly be fixed in the future. What I do like about this project is the excellent architecture. Some of the best in he city. The designs are very nice. The suites are huge and there is no wasted space here. The residents are younger between 25-35. What I don't like though is while he design is very nice, the execution is mediocre in many regards. I saw a lot of poor workmanship in the units as well as in the common areas. Poor drywalling (this seems to be a problem in a lot of condos, though). The finishes are just OK. Not really in tune with what is being offered in the area. Tiny, linear kitchens in big, 1000sqft units is a head scratcher. I also don't like that they use sliding doors instead of walls. That's appropriate for small spaces, but no for big ones. Another issue is I saw a lot of junk on the balconies including people drying their clothing which would have to do with how ineffective the condensed washer/dryer is. I will give it a 3 for now but only because I like the design and size of the suites. Hopefully the workmanship improves in phase 2.
