a great downtown building
The building is so close to the waterfront, bay street, the ACC, Rogers Centre, and some nice bars on the Esplanade which is a bit of a quiter neighbourhood.
The only downsides of this building is that it's loud if you have the windows open, and if the elevators have issues, there can be very long waits for the elevator. In the year I lived there, this only happened 3-4 times.
Overall it's a great building for anyone working downtown or commuting out along the Gardiner.
The building will suffice
Booking BBQ never an issue, even during summer long weekends thanks to the multiple large bbq units available to residents. Noise from neighbours not really an issue. I'll hear the occasion chair scraping or loose change falling on the hardwood, but that's about it. Try to avoid units beside the garbage chute though. The banging when the refuse trap door slams shut can be annoyingly startling. Parking can be a bit of pain, especially during evenings when there is an event. First 2 floors are for the public, with P3 to P5 for residents. If your parking spot is underground you'll have to deal with traffic if caught at a bad time. There's nothing for frustrating than taking 5 mins to descend 2 floors down the garage because people seem to believe one-way signs only exist in roads and not in garages. My parking spot was also illegally parked one time and I ended up paying for guest parking in my OWN building because the police did not care when I complained. That said you can easily go without a car living in this building. The Go Bus terminal is just minutes away and union station is also just a block away. I've witnessed a couple of incidents of flooding, mostly due to resident ignorance and negligence. My neighbours unit got flooded because the douche living upstairs turned on a faulty washer and left for the day. Needless to say my poor neighbours unit suffered water damage as soapy laundry sewage water seeped in. My unit was spared, but the corridor still stank like an old pair of crusty undies for weeks! All in all, the building is not perfect, but the location and amenities to make up for the shortcomings. If you're like a "meh/whatever" kind of person like me, this building will suffice.
