We don't yet have details regarding pricing and floor plans, but the latest rendering looks incredible promising. This is how you do mid-rise.

Here's what I like about it:

The building starts with what looks to be 2 storey retail at the base, which is how it should be done. Too many condo developers in Toronto tuck their retail away under balconies or just don't make the space prominent enough. The ground level is one of the most important components of a building. It determines, in most cases, whether the building will enrich the public realm or not.

Moving beyond the ground level, the building rises 4 storeys and then steps back before rising another 2. This is a design approach being advocated by the city under its midrise guidelines and it makes perfect sense. The building fits well within the Junction street scape.

But beyond getting scale right, DUKE also creates a lot of visual interest. The recessed outdoor spaces, that seem almost carved out from the building, are a refreshing change from the ubiquitous projecting balconies that we see all across the city. I should also note that it's more expensive to build this way. But the end result is just better: visually and from a privacy and environmental standpoint. You limit heat loss because you don't have exposed concrete slabs. I look forward to seeing floor plans and pricing, but already I'm feeling like the Junction has a winner on its hands.

The rendering looks fantastic but realistically, the developer needs to clue in to the Junction community. It would be an eyesore in the distinct historic Junction

A solid midrise infill project

A solid midrise infill project for the Junction. I especially like the laneway houses planned for the rear of the site. I'm looking forward to more details on this project. Good work TAS DesignBuild.
