Seller of a unit on 24th floor decided not to sell after a buyer submitted an offer. Seller kept the offer for 2 days but did not even sign back. It is so rude.

Own two units here. As far as investments go, you will get better returns for year over year from a price point standpoint elsewhere, no debate, but rental returns here continue to be outstanding. The lower price point makes it extremely valuable from a lease standpoint, and the location gives you an ability to charge a premium. The net profits with 2 units allow me to pay the mortgage on my personal home.

With regards to any special assessments, that was avoided, the condo corporation has found financing options that allow us to maintain the current levels of maintenance fees. Its a very well run building, fees haven't gone up in years.

99 year lease option

Parking is available but as a 99 year lease option. Additionally, most condos in the building are advertised as 1 bedroom units when they are barely bachelor pads. It is however connected to the path which can be very convenient especially if you work in the financial district.

Similar to a hotel...

This place is like a temporary halfway house for downtown divorcees who got kicked out of their house for cheating on their wives. Similar to a hotel, everything about it screams temporary.

The fridge is the size of a bar fridge, the stove is just one of those plug in stoves you'd use to go camping and the balconies are tiny if there's any at all.

I'd say this is more of a place to do a 1-month rental if you're in town for work but not really a place to set up shop for longer than that.

I've looked at a few units in this building over the past 5 years. It's a great location on top of the King subway station.

However, I have serious concerns about the condo-hotel structure and I suspect it's the reason why suite prices have remained well below market in this building (could also be because of Harry Stinson's lacklustre abilities as a developer). This building has shown very little appreciation.

If you're assessed at commercial rates, your property taxes will be through the roof. Also, as a residential end user, do you really want to be living in a hotel where your neighbour for the night could be anybody?

That said, it could be an option for cheap office space in the financial district. I know of a few people who have done that.
