...This building is probably the best value building in downtown T.O. The original owners waited forever for this building to be ready, so a flood of condos listed at the same time brought the prices down (good 'ol supply and demand at work). The good news for investors: rents are comparable to condos that you pay an extra $50-100K for, so it's easy to be cash positive.

I'm not a huge fan of the hallway colours (each floor is painted a bright colour, from pink to purple to blue), but the overall vibe in the building is good. The layouts range from awesome to absolutely horrid and barely usable (I'd actually rate some a 1 star and some 5 stars). Finishes are nice - I personally prefer the concrete floor/exposed beam lofts to the dry-walled ones.

The amenities are good - while the pool is in the basement, a skylight lets a lot of natural light in. There isn't a concierge (which is good for your condo fees, though surprising in a building this big).

The neighbourhood is HOT and changing every day, and I expect that prices will be more in line (ie higher) in a few years when the supply issues have sorted themselves out.

I rate 150 Sudbury 4 stars because it represents an incredible value in a hot neighbourhood...
