A nice and quiet neighborhood in a core busy Yonge and Eglinton Area. Tons of places to go out.

Attractive location

I helped my clients buy in this project really early on during the pre-sales period. We thought the location was great, a little quieter than being right on Yonge or Eglinton. The units' design and finishings were also modern and clean (and they're using the Nest thermostat in all units!).

Unless you're on a higher floor, I think the lower floors' views will be hit and miss. I'm wondering how the rest of the neighbourhood will develop in the next ten years, as there are a number of older apartments along Roehampton and Redpath that aren't very attractive. Having said that, I think its proximity to the subway, the shopping around Yonge and Eglinton, a quick way to drive downtown along Mt. Pleasant, and the future LRT will give it a wide appeal from both an owners' perspective as well as a renters'.

Struggling with the...

I generally like this project, but I'm struggling with the architecture. It feels a bit too mechanistic and, in the aerial photo above, it appears almost top heavy. I can appreciate the splashes of colour and the pedigree of the team (Freed, architectsAlliance and so on), but they just seem to miss the mark a little bit from a design perspective.

I'm wondering if it's because Freed has never really completed a true high-rise yet. If you look at his portfolio of projects in King West, most are mid-rise. One of the taller ones (16 storeys) is Six 50 King West (http://thedirt.co/toronto/650-king-st-w), which also adopts a kind of mechanistic sensibility. But in this case it feels appropriate as the building wraps the heritage buildings at the corner of King & Bathurst.

Hot spot for younger generations

This area is in the core of Midtown Manhattan. The subway stop is only a 5 minute walk at most. The area is full of bars, trendy restaurants and even has a Cineplex Theater.
The area is now becoming a hot spot for University grads and younger generations are moving in. It is slightly cheaper than the Harborfront condos or the Yorkville Condos. Great investment if one is planning to remain in the city

This is good real estate. Good access to local amenities, future LTR and nearby highways. Freed has done some nice stuff downtown and I'd be willing to say he won't disappoint in mid-town! Also noticed they removed their hoarding and set it back 6-8 feet from the sidewalk along Roehampton and Redpath with new sod.

The floor plans look half-decent, although the units are very small (most are <600 SF). They don't have any units >950 SF.

Visited a few days ago...building looks great. The architecture is a welcome addition to the neighbourhood, very modern with some great detail. Floor plans look very efficient on space, units up to 1400sq ft are available. I'll keep a close eye out on this one, welcome to the neighbourhood Freed!
