Average Building

I've been here for 3 years and so far so good - you get what you pay for (it's not that expensive). The location is the best, with transit, restaurants, groceries, and other amenities close by. The building itself is pretty basic and nothing flashy. The pool is a good size and depth, the gym is on the small side but functional, the party room is average, and the outdoor terrace is very nice and spacious (although why waste space for mini-golf???). Most of the tenants are in their late 20's to early 40's so a good crowd and an equal mix of ethnicities. The layouts of the units are definitely the highlight as they're spacious and well designed, with great views overall. Other than that, the lobby and hallway designs are average but they are well maintained and generally clean. Great concierge and responsive staff.

Absolutely To AVOID

AVOID AVOID AVOID... The majority of the residence at 18 Yonge St. are tenants, very few actual owners live in this building. So off the back, I won't be purchasing a unit in this building other than to lease it out. This building allows AireB&B, which explains other's reviews saying it's loud and partying all the time. Also why things in locked doors go missing. Security cameras don't actually record anything, so if things are stolen, there's no way to knowing who did it - because there wouldn't be any backed-up footage! On top of this, this building uses Carma, a sub-metering company, as their hydro provider. They're more expensive than Toronto Hydro. This is because, and I quote: "All amounts changed with the exception of CARMA's $15.50 admin fee are remitted back to the Condominium Corporation to offset their bulk bill. The charges for heating and cooling including the fixed charge are remitted back to the Condominium to pay for their charges. There is a fixed component to the invoice which is allocated to the suites under the Fixed Heat Pump Charge." on 2019/03/05. This shows that the owners of the units in this building don't actually live here, so they don't really care about the day to day living in this building, but how to reduce costs and squeeze more out of the actual residents in this building.

*AVOID*

Desk security top notch-but it's a frat house. Loud parties every weekend. If you're a professional and trying to sleep--forget it. The security does their best, but if the resident frat boy doesn't want to "cooperate" you SOL with no sleep all weekend. Thin walls, Kitec pipes that burst-----*AVOID*!
