A great place to live. It's small and cozy, always helpful security at the desk (two security guards at peak times)- just like at 25 Esplanade, everyone needs to check in with security to get into the elevator- no one's going to be sneaking in with another buzzed-in resident! The building is on top of window and carpet cleaning and small fixes we need, for example the steam room was out of commission but they told us it will be fixed by May 31 and they were right. I really appreciate that, coming from a previous building where everything was a mystery. Finally, I love the gym- the treadmills have built in TVs, we have tons of balance equipment/kettle bells/ space for working out, and a squat rack. Thumbs up.

I’ve lived in this building for two years now. Although there have been some bumps in the road with management companies, typical of any new building, things have really smoothed out over the last year. The terrace, pool, hot tub and party room are open for business and they make the building so special. We actually have a huge amount of landscaped grass and sun loungers on the terrace along with the extensive pool, making it a wonderful escape in the grey core of Toronto. The best part is there are only ~280 units in the building, so amenities are never packed full. The theatre and bar lounge are also great for sporting or TV events and the fact that you can rent guest suites for $100/night has come in handy. The board was very responsive with my requests for changes around the building so no issues there for me. I’ve also never had an issue with the elevators which is shocking for downtown Toronto!! The building has no extravagant exterior or interior finishes, with simplistic monotone colours and marble, but I care more about the functionality of the units themselves. The patio doors seal sound out amazingly, the kitchen has soft-close drawers, the units are excellent floor plans with no weird corners or unused space and high ceilings for extra storage. 5 stars overall. Looking forward to another fun decade living here!

Great location, excellent amenities and beautiful units. The gym, Terrace, pool, infinity hot tub and party rooms are absolutely beautiful. Couldn’t be happier living here.

Poorly managed

The building is in a great location and it’s easy to access the Gardner, the DVP, and Union Station. Proximity to St. Lawrence Market and the Harbourfront are a blessing in the summer. Those are the definite prose of living here. But that’s about it. The building itself is poorly-managed. Tenants who rent are treated like second-class citizens by the property manager and their concerns and comments are brushed aside and they’re told to “talk to (the property manager) through the owner.” Elevators are constantly under repair and there is no sign of a TSSA certification for any of the lift devices. The pool and terrace only opened in September 2018 after three years of delays - just the other day we were told that there would likely be delays with reopening the pool and terrace this summer. The property Manager is more concerned about birds that fly into the side of the building at night rather than the legitimate structural and amenity concerns raised by building occupants. The front desk staff (most of them, not all of them) misplace mail, don’t tell residents when packages arrive and are rude to guests visiting units. The latter pops up quite a bit because there is no buzzer system to allow guests or food deliveries to enter the building. Everyone needs to be granted access to elevators by the concierge - guests and food deliveries are out of luck if no one is at the desk. And finally, the condo board is rather aloof and the current property manager (our third in three years) is incredibly rude and unprofessional, resorting to threatening language and blatant lies in her communications with residents. College dorms are run with more professionalism. Overall, with so many other condo buildings in the area, it’s probably a good idea to look past 1 The Esplanade and get a place in a better, more-established building with a professional manager and an active and attentive condo board.

Unmitigated disaster

Current tenant since the summer of 2016. This building is, unequivocally, one of Toronto's worst constructed and poorly managed condominiums. It is understood by many that the builder faced financial pressures in its final stages and this shows in the craftsmanship and quality of the building. In three years since its construction, 1 The Esplanade does not have a unit buzzer system, no functional revolving door access, and the main floor level that smells like sewage on rainy days. Want to take the elevator? Well, buckle up. It knocks and has a history of getting stuck with residents inside. The pool area is constantly under repair and closed, while the gym equipment maintenance is almost non-existent. Oh, and the icing on the cake is you cannot see any of these issues because the windows are never cleaned! Management is woefully dismissive of complaints, disrespectful to both owners and tenants, and aggressively rude in threatening fines for normal hallway carpet cleaning services. At the end of the day, if you are considering a purchase: steer clear. If you are considering a rental: just don't. This building is awful and there are many better options available to you for the downtown premium you will pay.

Living at Backstage Condos is perfect for young professionals and families alike. Our huge outdoor pool, open Sept 2018, and indoor/outdoor hot tub opening soon are an absolute asset. There’s barbecues and terraces gardens as well, it’s so awesome in the Summer. Frequent social events and relative small size of the condo helps give a great community feel. We’re right beside Union Station, but the construction is so solid that even on the lowest floor, the noise is barely audible (unlike neighbouring buildings such as L-Tower, with different constructions/lots of complaints of noise). I wish there was more info as to when it will be connected to the PATH, but I’ve heard it will be in 2-3 years. Can’t wait!

With great projects like the L Tower, Pier 27 and the Absolute Towers in Mississauga, I was a bit surprised by the design of this building. It's fairly ho hum.

I'd also be concerned about living so close to the rail lines. You'll definitely feel and hear the trains coming by - at least until you're really high up.
