The building is 17 years old, one of the older buildings in the neighbourhood when compared to so many newer condos within steps away. 60-70% occupancy is by elderly people, if you are a student/young professional/couple this is not the building to rent (there are so many other buildings in the area occupied by mostly young professionals). People leave garbage and large recycle items on the floor of the garbage chute making it difficult to open the door, so if you are renting ensure your unit is not near the garbage chute as you might get the garbage smell and risk of insects, cockroaches coming to your unit. Although the management says it is a non-smoking building but some people still smoke because of some grandfathered rule. There is also a dog barking issue on the 3rd floor. There is no swimming pool and very basic amenity, 2 buildings share this basic limited amenities (3 marine parade drive- dedicated senior residence and 5 marine parade drive). You don't get an unobstructed view of the lake if you are on the lower floors (1 - 4). The value offered by this building living on the lower floor does not make any sense.

Great condo complex. True that it is a bit of an older project BUT it has strong bone structure! haha The floorplans are simple but efficient! no wasted space and fantastic sound proofing. Many of the never project don't have these very important features that many don't look into. The management board is fantastic. The same goes for the staff, very friendly and always willing to help. Many great walking trails close by.

This condo is really nice - not the newest one, but well maintained. The location is fantastic, a few steps away from Humber Review. If the weather is nice and you like jogging, you can go as far as Toronto downtown waterfront. Also, great bicycle trails are nearby. It is very nice in summer but somewhat sad in winter. Not too many shops and restaurants but a lot of green space instead - it depends what you are looking for.
