Empire Plaza is situated in the heart of the city and has been my primary place of residence for the past 5 years. The building's exterior, landscaping and art deco lobby look great. There are not as many amenities present relative to other luxury condos. On the bright side, the lack of amenities helps keeps maintenance fees down. We are in strong financial position thanks to many years of responsible management. Included in the condo fees is 24-hour concierge and security, common elements, building insurance, cooling/heat, electricity, and water. There are a small health club and a pay-per-use party room. However best of all, in my opinion, is the roof-top patio with amazing views of the city. The residential unit sizes are larger than average. As far as interior design goes, builder's units are comfortable and have high quality materials. However many owners have decidedly wanted something different and renovated to their own taste. There are pet restrictions in place (cats only). Bicycles may be parked underground in common area racks, or alternatively in private racks installed at your parking space. All bikes in common areas must be registered and tagged. Downstairs the street facing retail units are occupied by a convenience store, Empire Plaza Cleaners, La Jolie Femme Salon & Spa, The Wellington Club (Goodlife Fitness), and three restaurants: Subway, Tim Hortons, and Su Shi C. The concierge, cleaning staff, and property management are a pleasure to deal with. I am a big fan of the parcel service. It's great to have someone sign for your stuff and find it in one piece when you come home. There are 3 tower elevators and 1 parking elevator. After 23 years of service all elevators have been scheduled to be modernized between February and September 2013. My only complaint is sometimes inconsiderate neighbours, but that's not a building specific issue. More a matter of luck. Overall I am very satisfied with my experience at Empire Plaza.
