I've lived here for a couple of years and it just feels like home. This building is majority owner-occupied and skews to a more mature crowd. As such, it's quiet and residents are respectful of common spaces. There are two elevators (reasonable for such a small building) and they are always operational. There is very low turnover in the building so the elevators are rarely booked. Soundproofing is very good - I never hear my neighbours. I can hear activity in the hall, but the front door is designed to have a gap to promote airflow, and this is true for every building. The quality of finishes inside the unit is fantastic - hardwood floors, granite counters, full-size appliances (dishwasher & washer as well), counter space for small appliances and preparation space. Exterior brick is a timeless style and matches century-old buildings on College, with entrance on Palmerston which makes it feel more residential than if the entrance were on College. The concierge and management are friendly and responsive. Downsides? Small units, basic and small gym, dated common areas.
